WAUSEON PLANNING COMMISSION: New Duplex Subdivision Proposal Discussed

The Wauseon Planning Commission met for its regular meeting on Monday, October 27, 2025, at 5:00 p.m. in council chambers. The meeting opened with approval of minutes from the previous session held on September 22.


Discussion then resumed on a continued zoning amendment request submitted by developer Tim Dennis.

The request involves property along the proposed Jacob’s Drive, where Dennis has proposed construction of a new residential development featuring duplex units.

According to the proposal, the site plan would create a cul-de-sac off Neva Drive containing 22 duplex buildings, totaling 44 housing units.

Each unit would measure 30 by 60 feet, offering two bedrooms, one bathroom, and approximately 909 square feet of living space. The design includes rear patios and parking access in front of each unit.


The city’s law director reported that a title search had been conducted to confirm there were no deed restrictions on the property, addressing the mayor’s earlier concern regarding limitations for future construction.

Dennis indicated he had no new information to provide since the last meeting but confirmed his continued interest in the project.

Discussion then followed regarding the appropriate zoning for the site, considering whether to change the designation from R2 to either B4 or R4.

Following deliberation, a motion was made to approve the change from R2 to R4, allowing for multi-family residential use. The recommendation will now move forward to Wauseon City Council for final approval and a required public hearing.


Dennis noted he would be out of town until November, meaning the first available hearing dates would likely fall on December 1st or 15th, providing adequate time for public notification.

In other business, the commission briefly discussed the demolition of the former Sterling’s building downtown. It was noted that the entire structure, including the attached diner, will be torn down.

Also, the Perfect Pair business, previously located in the building, has since vacated the site. While still in business as a catering company, it was stated that the building is no longer occupied by the company.

Following discussion of the previous items, the meeting adjourned at 5:31 p.m.
